EB5 investment project introduction

The Smoky Mountains, where the project is located, are the most visited attractions in the United States. Three major attractions, Gaitlinburg, Pigeon Forge and Dolloywood theme park, are gathered together, plus the surrounding convention and exhibition centers, entertainment facilities, various theme parks, Titanic Museum, Aquariums, catering golf courses, various ball game venues and events, wedding chapels, etc. have made the entire Great Smoky Mountains region the most visited attraction in the United States, with the number of tourists reaching 12.94 million in 2022.

We launched Sequoia Heights Resort (SHR), an EB5 development project of 30 luxury cabins. It is located in Pigeon Forge, the nation's number one scenic spot around the Great Smoky Mountains. The cabins not only provide a high-end and comfortable living experience, but also blend in with the surrounding natural beauty and beauty. Tourist attractions coexist harmoniously. 49 of the 98 cabins in the same area have been pre-sold, and there are currently cabins built for short-term rental online.

Log cabins have stable short-term rental income, and the market demand for such luxury cabins is strong.

This project is a rural project invested through a regional center in a Target Employment Area (TEA) with the largest green card quota under the new EB5 policy of the Immigration Bureau. It can accept green card applications from up to 17 families.

Benefits of Rural Category + TEA + Regional Center + EB5

  3. Applicants who meet certain conditions* are allowed to submit I-526E/I-526 immigration application and I-485 adjustment of status application at the same time (dual submission) and simultaneously apply for I-765 work permit (EAD) and I-131 travel permit ( Return to the United States Paper AP)

  4. If the investor is in the United States when submitting the I-526E investment application, and the EB-5 project he is applying for is not scheduled, the investor himself holds a valid H1B or L-1 visa and can submit both at any time. If it is a valid B, F, TN, E-2, or O visas need to wait about 90 days to be submitted (please consult a lawyer for details)

  3. The investment period may be as short as two years: EB-5 fund companies accept investment funds from EB5 investors and provide five-year loans to job-creating project companies. The loan terms are: Each EB-5 investor's investment must be invested in the project for at least two years (during which the investment capital must remain at risk to comply with the USCIS' minimum 2-year risk period investment) policy requirements. The repayment of the EB-5 investor's investment within 2 years and 5 years depends on: Does the project company have the conditions to repay the money in advance? Have the minimum required jobs been created? And does it comply with USCIS policies on the interpretation of risk periods?   6. No risk of shortage of funds: The project can apply for a construction loan, and even without any EB5 funds, the project will be completed on schedule. If EB5 funds are available, they will be used to repay or replace these loans.

  9. Open and transparent: The developer provides quarterly and annual reports. Investors can check the development progress at any time through the development platform, and there is an open channel for communicating with developers and fund managers at any time.

  11. The development is basically not affected by government approvals, EB5 funds, etc., and there is no difficulty in development: if EB5 funds are not available, bridge loans can be used.
